Booking and payment

We ask guests to provide their credit card details to guarantee the booking, but payment is due upon arrival. When the booking is completed, credit card details are transferred to the Agriturismo to serve as the guarantee of the guests’ intention. The data is transferred in an encrypted state. No charge is made to the card so long as guests check into the hotel as planned or cancel it by the deadline (see Cancellation Policies).

In August there is a 1-week minimum stay and a 30% deposit is required, by bank transfer or credit card, as a guarantee of the reservation.

We accept Visa, MasterCard, American express or cash. We do not accept bank cheques.

Cancellation Terms

Standard cancellation policy
Cancellations up to 6 days before arrival are free of charge. For cancellations from 6 days to 1 day before arrival, 50% of the total amount will be charged. In case of No Show, 100% of the stay will be charged.

Cancellation Policy In August
Cancellations up to 14 days before arrival are free of charge and we will return the 30% deposit by bank transfer. From 14 to 6 days before arrival, the 30% deposit will be charged. For cancellations from 6 days to 1 day before arrival, 50% of the total amount will be charged. In case of No Show, 100% of the stay will be charged.

Check-in

Arrival time: between 3 p.m. and 7 p.m.

It is important for us to agree on your arrival time with some advance to be able to better organize ourselves as we do not have a fixed reception. Please let us know your arrival time at least 2 days before.  In July and August, arrivals before 3 p.m. and after 7 p.m. are not possible.

Location: The check-in will take place at Podere Umberto.

Once you take the unpaved road of pine trees it is the second farmhouse that you will find in front of you. Our staff will welcome you and provide you with all the necessary information to reach your apartment.

Upon arrival you will be asked to fill out a registration form. To save time during check-in you can already proceed to the online check-in form.

Check-out

By 10 a.m.

Please leave your keys on the dining table inside the apartment, or in the external lock, if booking a room.

Tourist tax

We remind our customers that from March to September anyone staying in Grosseto aged 14 years or older will have to pay a tourist tax of 1 euro/day for a maximum of 7 days.

Pets

We accept pets in all apartments, except for the rooms, with an extra final cleaning fee. Please always keep them under control and help maintain the garden clean.

Cleaning and linen

Our prices include linen on arrival, electricity, gas and final cleaning. For long stays we provide a change of linen and cleaning after 7 nights. On request you can have extra cleaning and extra change of linen.

Sofa bed

The use of the sofa bed includes an extra fee to add to the total cost of the stay.
